CHALLENGES
The site, formerly occupied by a wood drying company and later used as an illegal waste dump, presented a significant environmental liability incompatible with future residential development. Environmental site assessments revealed the presence of soil contaminated with metals, petroleum hydrocarbons(PH C10-C50) and PAHs, as well as hazardous and non-hazardous waste. The main challenge was managing the accumulated waste and conducting the environmental remediation while complying with regulatory requirements.
BACKGROUND
Retained by a real estate developer as part of the land acquisition, Sanexen first conducted environmental assessments (supplemental characterizations) to define the work required to remediate the site. As prime contractor, the company inventoried hazardous and non-hazardous waste before building demolition, then developed an integrated strategy to manage contaminated soils and hazardous and non-hazardous materials, preparing the land for residential use.
Solution
Sanexen executed a comprehensive environmental remediation project that included building demolition, management of waste illegally stored on site, and soil remediation via excavation.
Interventions included:
- Preliminary removal and management of hazardous waste present inside the buildings;
- Demolition of six industrial buildings;
- Screening and segregation of construction materials to optimize disposal and recovery;
- Waste management at authorized facilities;
- Management of excavated soil, including transport of contaminated soil to authorized sites and disposal in compliance with regulations.
This integrated approach enabled comprehensive environmental remediation of the site while ensuring environmental compliance.
HIGHLIGHTS
Off-site disposal in accordance with the requirements of the Guide d’intervention and the Regulation Respecting the Burial of Contaminated Soils:
- 24,015 metric tonnes of CRD (construction, renovation, and demolition) waste;
- 9,187 metric tonnes of sorting centre fines;
- 622 metric tonnes of metal;
- 1,143 metric tonnes of cement concrete;
- 2,748 metric tonnes of bituminous concrete;
- one load of hazardous waste;
- 17,337 metric tonnes of B-C category soil;
- 2,876 metric tonnes of C-D category soil;
- 2,347 metric tonnes of soil exceeding the limit values of Schedule I of the RRBCS;
- The work was executed between August 2019 and August 2020.
